　　WHEREAStheLEORisthelawfulownerandinlawfulpoeionofHouseNo,***-*,DHA,

　　LahoreCantt,coistingof4Bedroomswithbath,D/D,TV;Lounge,Kitchen,Store,Servant,Quartertogetherwithfixturesandfitting(hereinaftercollectivelycalledtheDEMISEDPREMISES).

　　ANDWHEREAStheLEORhasagreedtheleaseandtheLEEEhasagreedtotakeonleasetheDEMISEDPREMISESonthetermsandconditionasgivenbelow:-

　　1.ThisagreementinonlyvalidifLEEEisrenewedandextendedfortheleaseperiod.

　　2.TheLEORletsLEEEtakestheDEMIEDPREMISESforaperiodof12months

　　Commencingfrom15thJanuary2004.TheLeaseisrenewableforafurtherperiodasmaybemutuallyagreedinwritingonexpiryoftheleaseperiod

　　3.TherentoftheDEMISEDPREMISESshallbeUSD3,300/-(USdollarsThreeThousandandThreehundredOnly)permonth

　　4.TheLEORherebyacknowledgesreceiptofthesumofUSD.19,800/-(USdollarsNineteenThousandandeightHundredOnly)permonth.

　　5.ItisherebyagreedbetweenthepartiesthattheLEEEshallpaytheaforesaidmonthlyrent

　　USD.3,300/-(USdollarsThreeThousandandThreehundredOnly)asthemonthlyrentaladvanceby20thofeachcalendarmonthforwhichifisdueaftercompletionofadvancerentperiodendingon15thJuly2004.

6.ThattheLEORherebyacknowledgesreceiptofthesumofRs.60,000/-(RupeesSixtyThousandOnly)fromtheLEEEasFIXEDEDPOSITSECURITYwhichshallberefundedtotheLEEEongivingbackthevacantpoeionoftheDEMISEDPREMISESafterdeductionofdamages/shortagesoutstandingbillsforElectricity,Water,GasandTelephonechargesetc,agaittheDEMISEDPREMISES.

　　THELEEEHERBYCONVENANTSWITHLEORASFOLLOWING:

　　1.TopaytotheLEORtherentherebyreservedinthemaerbeforementioned.

　　2.ThattheLEEEshallnotatanytimeduringtheterms,withoutthecoentinwritingoftheLEOR,pulldown,damagesormakeanystructurealteratiototheDEMISEDPREMESESprovidedalways,theLEEEshallhavegowriteitallanyfixturesandfittingsexcludingair-conditionersintheDEMISEDPREMESES,todetachandrepoethesamesubjecttotherestorationoftheDEMISEDPREMESEStotheiroriginalstateathiscost(reasonablewearandtearexcepted)ontheexpiryofthisleaseoranyrenewalhereof.

　　3.TousetheDEMISESPREMISESforresidentialpurposeandwouldnotbeusedforacommercialpurposetheDEMISESPREMISEwouldnotbeusedoccupiedbyMr.****

　　4.Nottosubletthewholeoranypartofthepremises.

　　5.TopayregularlythebillsforElectricity,Gas,WaterandTelephonechargesinreectoftheDEMISEDPREMISES.AcopyofallthepaidutilitybillbeforwardedtotheLEOReverythreemonthregularly.Incaseofdiscoectionofanyfacilityduetonon-payment,LEEEwillbereoibletogetthemrestoredandpaythesame.AllduesmustbeclearedbeforetheexpiryoftheLEASE.

　　6.TheLEEEshallkeepandmaintainthesaidpremisesingoodandtenantableconditioduringthetenureofthelease.

　　THELEORHEREBYCONVENANTSWITHTHELEEEASFOLLOWING:-

　　1.Topayallexistingandfuturerate,taxesaementsandotherchargesofapublicnaturewhetherimposebytheMunicipality,GovernmentoranyotherauthorityinreectofDEMISEDPREMISES.

　　2.NottoerectorsetupabuildingorstructureontheDEMISESPREMISESnortoaddtoanyexistingbuildingorstructureduringtheperiodofleaseoranyrenewalwithoutthewrittencoentoftheLEEE.

　　ITISHEREBYDECLEARANDMUTURALLYAGREEDBETWEENTHELEORANDLEEEAFOLLWING:=

　　1.TheLEEEandtheLEORshallhavetherightandoptiontoterminatethisLeaseatanytimeonlyaftertheexpiryoftheleaseperiodi.e.,24months,providedtheygiveONE(1)monthnoticeinadvancetoeitheroftheparties.
